Highway 45 Might Be the Opportunity Buyers Are Overlooking in Northumberland County
Lately, I’ve been driving along Highway 45 quite a bit, starting just north of Cobourg and continuing all the way past Roseneath, and something really stood out to me. There is a noticeable stretch of properties for sale along this corridor. Not just one or two, but a solid cluster of homes and land listings all along the same route.
Naturally, it made me curious. Is something coming? Is there a development planned? Is there a reason why so many people are selling at once?
After looking into it, there really isn’t anything major going on behind the scenes. No big development announcements, no large-scale infrastructure changes that would explain it. What it actually looks like is a mix of individual sellers making their own decisions, and timing just happening to line up all at once.
And for buyers, that’s where this gets interesting.
Some of these properties have actually been sitting since the fall. Not because there is anything wrong with them, but because of perception. When people see “Highway 45” in an address, there is often an assumption that it must be busy, loud, or not ideal for living. But if you’ve ever actually driven it, you know that’s not the case. It’s a pretty calm, scenic stretch, especially once you get just outside of Cobourg and head north.
What you are getting here is space. Real space. There are properties with one acre, two acres, sometimes more. Detached homes with three or four bedrooms. Older homes with character. Newer builds mixed in. Even vacant land if someone is thinking longer term. And the price points are where this really stands out. Many of these properties are still sitting in ranges that feel far more attainable compared to what buyers are seeing in Durham Region or closer to the GTA.
For buyers who feel like they’ve been priced out, this stretch is worth paying attention to.
Location wise, it actually works for more people than you might think. From many of these homes, you are about a 15 minute drive south into Cobourg, where you have everything you need. Grocery stores, restaurants, local shops, and even the Northumberland Mall with the Rainbow Cinemas Cobourg inside for that old school movie night feel. You are also right near Cobourg Beach, which in the summer becomes one of the busiest and most loved spots in the area with festivals, events, and a lot of tourism coming through.
If you work in Peterborough, this location can make a lot of sense. If you work east toward Trenton, including the CFB Trenton, it can work there too. You are kind of sitting in a middle ground that opens up multiple commuting directions.
Even if you need access to Toronto occasionally, you are roughly a 30 minute drive to the Oshawa GO Station, where you can jump on the train and head straight into the city without dealing with the stress of driving the DVP.
Another thing people don’t always think about is winter. This past winter was not easy, and snow removal mattered. Highway 45 is a priority route, which means it tends to get plowed early compared to smaller side roads. That alone can make a big difference in day to day life when the weather turns.
For families, this area also falls within the Kawartha Pine Ridge District School Board, with schools like Roseneath Centennial Public School serving the community. So it is not just rural living, there is structure and support around it as well.
And this is more of a personal note, but one I can’t not mention. Driving south on Highway 45 in the summer, especially in the evenings, you get some of the most unreal sunsets. There are no buildings, no skyline, nothing blocking the view. Just open sky, fields, and colour. In my opinion, some of the best sunsets you will see in this part of Ontario.
When I look at this stretch of Highway 45 right now, I don’t see a red flag. I see a moment.
A moment where multiple opportunities are sitting in one place. Where buyers can actually compare options side by side. Where there is room to negotiate. Where you might be able to get more land, more space, and a different lifestyle than what you thought was possible, without being completely disconnected from everything.
It might not be the first place people think to look. But honestly, that might be exactly why it is worth looking at right now.
