This building in Ajax just lost its court battle… If you own a business nearby, this actually matters

If you run a shop, café, salon, or anything in or around Pickering Village, you’ve definitely seen that building on Kingston Road. The one that’s just been sitting there, fenced off, not finished, not moving, just kind of… existing. And over time, you almost stop noticing it, but at the same time, you feel it. Less foot traffic. Less energy. It doesn’t exactly make people want to stop and explore the area.

Well, something finally happened with it. The owner tried to fight a demolition order, took it all the way through the courts, and lost. If you’re curious, the Town actually has the full timeline posted and it’s a lot more drawn out than people think. Now, the building has to come down. And honestly, this is one of those quiet wins that doesn’t look exciting on the surface, but actually matters more than people think.

Because when something sits unfinished like that for years, it doesn’t just affect that one property. It affects the businesses around it. It changes how people move through the area. It impacts whether someone decides to walk a little further, pop into another shop, or just keep driving. And I know a lot of you feel that, even if no one really says it out loud. What a lot of people don’t realize is that this wasn’t just a delayed project. The structure was actually built without the proper permits, which is why it got pushed this far in the first place. The Town had been dealing with it for years, going through orders, court decisions, and back and forth to try and fix it. It’s actually been sitting like this since around 2021, which is kind of wild for a spot right on Kingston Road.

What this decision really shows is that the Town isn’t just letting these situations drag on forever. They pushed it, it went through the full process, and they followed it all the way through. That matters. Because it tells us that areas like this are still being paid attention to, and that stalled spaces don’t get to sit like that indefinitely.

We don’t know what’s going there next. It could take time. It could change hands. There’s no shiny announcement yet. But something shifting is always better than nothing happening at all. Movement is what brings people back into an area. It’s what gives people a reason to come through again, to check things out, to see what’s new.

If you’re running a business nearby, that matters to you more than anyone.

I’m curious, have you noticed that building over the years? Or felt the impact of it just sitting there?
