I Counted Four Listings in Five Minutes. Are Buyers Overlooking Port Perry?
I was driving through Scugog recently when something caught my attention.
For Sale signs.
Not one or two.
Several of them.
That might not sound unusual in today’s market, but what stood out wasn’t the number of listings. It was the quality of the homes behind those signs.
It got me thinking.
Are buyers overlooking Port Perry?
More Than Just Another Listing Search
When most buyers begin searching in Durham Region, they often focus on the same communities.
Whitby.
Oshawa.
Ajax.
Bowmanville.
Brooklin.
They’re all fantastic places to live, but they also tend to receive the majority of buyer attention.
Port Perry often becomes an afterthought.
A place buyers consider only after they’ve exhausted every other option.
I think that might be causing some people to miss opportunities.
What I Noticed
During my drive through Scugog, I counted multiple For Sale signs within just a few minutes.
What caught my attention wasn’t the number of listings, but the variety.
From character filled century homes to newer bungalows, there seemed to be something for almost every type of buyer.
One home offered more than 2,000 square feet for under $800,000.
Another provided nearly 3,000 square feet for under $900,000.
Newer bungalow style homes were available around the million dollar mark.
These weren’t distressed properties or fixer uppers.
They were the types of homes many buyers tell me they’re actively searching for every day.
A Different Kind of Lifestyle
Real estate isn’t only about square footage and price.
Lifestyle matters too.
Port Perry offers something many communities struggle to replicate.
A walkable downtown.
Independent shops and restaurants.
Lake Scugog.
Community events.
A slower pace of life.
The kind of place where people still know their neighbours and local businesses know your name.
For many buyers, that’s becoming increasingly valuable.
What Your Budget Might Buy
One of the most interesting exercises for buyers is comparing what the same budget can purchase in different communities.
Sometimes the difference can be surprising.
A larger lot.
More privacy.
Additional living space.
A quieter setting.
While every property is different, buyers who expand their search area often discover options they hadn’t previously considered.
Why Buyers Might Be Missing It
I don’t think Port Perry is being ignored.
I simply think it isn’t getting the same attention as some of Durham Region’s larger communities.
Many buyers set up searches that stop at Brooklin or North Oshawa.
Others assume moving farther north means giving up convenience.
In reality, Port Perry offers a unique balance of small town charm and access to the rest of Durham Region.
The result is a community that often flies under the radar while offering many of the features buyers say they want most.
Maybe It’s Time to Take Another Look
The For Sale signs I counted weren’t a sign of a struggling market.
If anything, they reminded me that opportunities often exist where fewer people are looking.
Sometimes the best home isn’t found in the neighbourhood everyone is talking about.
Sometimes it’s found just a little farther down the road.
Port Perry may not be Durham Region’s best kept secret for much longer.
The question is whether buyers will discover it before everyone else does.
